Tips On Buying

12 Tips on Purchasing a Property

  1. Make sure your finances are in order.
  2. Go see a local real estate agent and discuss your needs and wants. They can guide you into the right type of property and area.
  3. Be sure the property you pick is the right one. Bring along anyone, like your parents or friends, who may influence your decision.
  4. Decide what you would like to pay for the property. Take into account any repairs/maintenance you feel it needs.
  5. Make an offer if you feel that it is appropriate.
  6. Pick a solicitor, or conveyancer. If your offer is accepted you will need someone who can act very quickly for you.
  7. Ask any questions now, don't leave them until after you have purchased. It could be too late.
  8. Remember - You make the decisions.
  9. Buy on Emotion, not price, but remember to be happy. You must only buy in the price bracket you can afford.
  10. Inspection reports are generally wise for most purchasers to get. Usually they are obtained after the price is negotiated. It is common to get a Pest and Building Inspection, in Strata Title you can also get a Strata Title Inspection outlining the state of the Strata Plan. Either your solicitor or real estate agent can usually recommend qualified people who can handle the reports for you.
  11. Don't wait for the market. There is a story, with a picture, of a really old man. The caption reads 'A young man waiting for the price of real estate to come down'. Don't let this be you.
  12. Deal only with a member of the Real Estate Institute of NSW.
